Tenant Selection Criteria

Notice pursuant to Texas Property Code §92.3515. The following criteria are applied consistently to every application. An application may be denied for one or more of the grounds below. You are entitled to review these criteria before applying, and you acknowledge them as part of the application.

1. Income

  • Gross (pre-tax) household income of at least 3× the monthly rent.
  • Income must be verifiable (paystubs, employer contact, offer letter, or equivalent documentation). Applications where income cannot be verified after repeated attempts will be denied.

2. Rental history

  • Prior evictions or money owed to previous landlords may result in denial.
  • We contact prior landlords as references.

3. Criminal history

  • A criminal background check is run on every adult applicant through a consumer reporting agency.
  • Certain convictions may result in denial, including controlled-substance offenses involving larger quantities and offenses bearing on the safety of residents or the property. Each record is evaluated individually, considering the nature, severity, and recency of the offense, consistent with fair-housing guidance.

4. Identity, accuracy & completeness

  • Government-issued photo ID is verified in person.
  • False or incomplete information on an application is grounds for denial.

5. Consumer report (screening)

With your consent, credit, criminal, and eviction screening is performed by an independent consumer reporting agency. You provide your Social Security number directly and only to that agency — this website never asks for it and never stores it. If an application is denied or conditioned based on a consumer report, you will receive an adverse-action notice with the agency's contact information and your rights under the Fair Credit Reporting Act, including the right to a free copy of the report and to dispute its contents.
