Resident Portal Payment Terms

Effective October 2026 · Premier Gardens & Whisperwind Apartments, Fort Worth, TX

These terms apply to payments made through the Resident Portal at premiergardensapts.com/app. Paying online is optional and does not change your lease: where these terms and your lease differ, your lease controls. Our Privacy Policy explains what payment information we keep and who processes it.

1. Ways to pay and what they cost

MethodFeeNotes
Bank account (ACH)FreeRecommended. Link your bank through Stripe (instant) or by typing in your account numbers and entering the code from a $0.01 deposit (1–2 business days). Takes up to about 4 business days to clear.
Credit card3% of the paymentShown as a separate line before you confirm and on your receipt. Never more than what it costs us to accept the card.
Debit or prepaid card—Not accepted. Use the bank account behind the card instead — same money, no fee.
Apple Pay / Google Pay—Not available.
  • Minimum payment: $10. Maximum: your current balance plus one month’s rent. A few accounts are set to payment-in-full only; the portal tells you if that applies to you.
  • The credit-card fee is a surcharge on credit cards only, disclosed before you pay. Paying from a bank account avoids it entirely.
  • From the 24th of each month the portal shows next month’s rent so you can pay it ahead of the 1st. Water, sewer and trash charges post to your account and can be paid through the portal too.
  • Each adult on the lease can have their own portal account for the same apartment; the receipt goes to whoever paid.

2. When your payment counts

  • Your payment date is the calendar day you click Pay, Central Time. Payments made after 11:59 PM Central are dated the next day.
  • Your resident ledger is credited as of your payment date — even while a bank payment is still clearing.
  • Bank payments take up to about 4 business days to clear and show as “Processing” until then; the office ledger reflects the funds about 6 business days after you pay. Credit-card payments are confirmed within moments, and the funds reach us in about 2 business days.
  • Under your lease, rent is due on the 1st and is late after the 3rd. A payment dated by 11:59 PM on the 3rd is on time and is not charged a late fee while it clears. Paying after the 3rd, or paying only part of what is due, does not stop late fees on the unpaid balance.
  • A payment can’t be canceled once it shows Processing. A payment that is still waiting for a bank code can be — call the office. If you paid the wrong amount or paid twice, call the office right away (section 5).

3. Bank payments: verification and authorization

  • Before a bank account can be charged it must be verified — instantly, by signing in to your bank inside Stripe’s secure window (Stripe Financial Connections), or by entering the code from a $0.01 deposit Stripe sends to the account (the code starts with SM), which takes 1–2 business days. We never see your bank login, and full account numbers stay with Stripe.
  • Each bank payment is a one-time electronic debit (ACH) that you authorize by clicking Pay. The authorization text — naming the payee, your bank account by its last four digits, the amount and the date — is shown on screen before you click and is recorded with your payment. You may request a copy from the office at any time.
  • If you tick “Save this bank … for next time” on the review screen when you pay, the authorization shown on screen also lets us save that bank account to your portal account, so that it can be debited for each later payment you approve in the portal by clicking Pay, or under a separate autopay authorization you sign — and you can remove it at any time under Payment methods or by calling the office at 817-738-8701 (removing it does not cancel a payment already submitted).
  • Bank debits appear on your bank statement under the property’s name.
  • If a similar payment was made in the last 15 minutes, the portal warns you before taking another. If a payment did not seem to go through, do not retry more than once — call the office and we will check it.

4. Returned payments and late fees

  • If your bank returns a payment — insufficient funds, closed account, stop payment or any other reason — or a card issuer reverses a card payment, the payment is reversed and your balance reopens as if the payment had never been made. You receive an email explaining the reason and whether you can still pay online.
  • Returned-payment fee: $30 per returned payment. That is the maximum processing fee Texas law allows for a dishonored check or electronic payment (Tex. Bus. & Com. Code §3.506), and it is what we charge regardless of any higher amount printed in a lease form.
  • Late fees apply as provided in your lease if rent remains unpaid after the 3rd because of a return — a reversed payment does not count as rent paid.
  • One-time payments are not automatically retried. Pay the reopened balance promptly — in the portal if it is still available to you, or by money order or cashier’s check at the office.
  • A second returned payment within 12 months restricts your account to certified funds (money order or cashier’s check), as your lease provides, and online payments are turned off.
  • If a debit comes back because your bank reports it as unauthorized, the authorization is revoked, that bank account is removed from your portal account, and your account is restricted to certified funds while we investigate. If you truly did not authorize a payment, call us first (section 6).

5. Refunds and payments made in error

  • Rent and other lease charges paid through the portal are applied to your ledger and are not refundable because you changed your mind.
  • If you pay more than you owe, the extra stays on your ledger as a credit toward future charges; it is not automatically refunded.
  • If you paid the wrong amount, paid twice, or paid on the wrong account, call the office as soon as possible. A bank payment cannot be stopped once submitted and must clear or fail before it can be refunded. Refunds are issued through Stripe to the same bank account or card you paid with; bank refunds are for the full payment amount and take several business days to appear, and a full refund of a card payment includes the 3% card fee.
  • Security-deposit refunds at move-out are handled under your lease and Texas law, not through the portal.

6. Something looks wrong? Talk to us first

  • Check Payments in the portal first: every payment, its status and its receipt are there.
  • If a payment is missing, shows the wrong amount, has shown “Processing” for more than a week, or you do not recognize a payment or a payment method on your account, call the office at 817-738-8701 or email leasing@premiergardensapts.com. Portal questions are answered the next business day; after hours the same number reaches maintenance for emergencies.
  • We correct our own errors — a mis-posted or duplicate payment — promptly, and confirm the correction in writing.
  • Please contact us before disputing a charge with your bank or card issuer. We can usually trace and fix a problem within a business day; a bank dispute takes weeks, ends your ability to pay online, and leaves the rent still owing if the payment is reversed. Contacting us first does not take away any right you have with your bank or card issuer under your account agreement or federal law.

7. Receipts and notices

  • A receipt is emailed for every payment from maintenance@premiergardensapts.com, and every receipt is also available in the portal under Payments → Payments & receipts. Check your spam folder the first time.
  • By paying through the portal you agree to receive receipts, processing and returned-payment notices, and other payment notices by email and in the portal. You may request a paper copy of any of them from the office at no charge. Keep your email address current — to change it, contact the office.
  • We will never ask for your full card number, bank account number or bank password by phone, text or email. If someone claiming to be the office does, hang up and call 817-738-8701.

8. Autopay (coming later)

Automatic monthly payments are not available yet. When autopay opens it will use verified bank accounts only — no cards and no fees — and enrolling will mean signing a separate Recurring ACH Debit Authorization in the portal, with its own terms: an email with the exact amount and date at least 10 days before every debit, a maximum amount you set, and the right to cancel at any time in the portal (at least 3 business days before a debit date to be certain it does not occur). We will announce it by email when it is ready.

9. Your account and security

  • Keep your password to yourself and do not share a login. Adding or removing a payment method requires your password again, and you receive an email whenever a payment method changes. You can turn on two-step verification for your login on the portal’s Security page.
  • You can save a bank account or a credit card for future payments — on the Payment methods page, or by ticking “Save … for next time” on the review screen when you pay, which also asks for your password. A saved card is kept by Stripe, not by us, and is charged only when you choose it and click Pay; cards are never used for autopay. Each payment shows any credit-card fee before you confirm it. You can remove a saved method at any time under Payment methods.
  • Payments are turned on for an account only after the office confirms it belongs to a resident on that apartment’s lease.
  • We may pause online payments for an account — for example after a returned payment, during a lease dispute, or when a balance cannot be verified — in which case the portal tells you to contact the office. Your other ways to pay are unaffected.

10. Changes to these terms

We may update these terms; the current version is always at this address with its effective date. Changes to fees or timing are announced by email or in the portal before they take effect. A Spanish translation is provided for convenience; if the two versions differ, this English version controls.
